I played the course in March the fairways were not over seeded but they were in food shape. The tees were over seeded and we're perfect. The greens were died dark green and hadn't been cut that day but they still ran very true. The course had a good mix of long and short holes. All in all I thought it was wonderful. The staff really made an effort to make me feel welcome. I had the opportunity to eat several meals there and they were way above average.
