The course apears to be in transition, there a lot of building and maintenance work going on. The tees and fairways are poor and this has been this way for a long time. It may have to do with the course being on the side of a hill. The greens are excellant and are the main reason for playing the course. The side hill layout makes you question your eyes when you watch where your putt or chip go.
This would be a better course for an experienced golfer. A relatively new golfer would probably not take care of the course the way it should be taken of and not help his/her game. They would probably wonder where the windmills are.

Bottom line: I would play again, Average course for the area, Worse than average course for the area
